History and Background

Built in 1970 by a group of Canadians & US citizens, Napili Surf Beach Resort is a landmark location on Napili Bay.  Many individual condos have been passed down from one generation to the next; and we have seen several generations of owners and frequent guests grow up here!

We also have many long-term employees with us (some for over 27 years!).  Consistently ranked #1 by travelers across categories, our own warm and inclusive atmosphere has first time visitors return in following years.  With a focus on sustainability, the property has developed many new eco-initiatives, including planting endemic or edible landscaping, encouraging composting, and more.

In addition, the entire property underwent significant next generation renovations in 2018 and installed a new sewer system, electrical, roof, solar and voltaic systems.  It is the only property on Napili Bay to have completed such an extensive renovation.

Monthly Maintenance & Reserve Fees

All owners share in the cost of maintaining the property as part of the Association of Apartment Owners (AOAO) at Napili Surf Beach Resort.

The monthly maintenance fees cover all exterior landscaping and building servicing, shared exterior furnishings, utilities (water, sewer, electricity, propane), and monthly interest payment on renovation loan.

The monthly reserve fees go towards the principal payment of the renovation loan and are pooled for future use.

Castle handles all aspects of managing the property and renting the condos including:

  • Sales and marketing initiatives to promote and drive reservations to Napili Surf Beach Resort.
  • Manages all reservations inquiries and bookings. Tracks rates comparable to other properties. Provides on-site management with a very loyal and dedicated staff including front desk, housekeeping, maintenance, and reservations.
  • Maintains a high standard of care for each condo unit interiors and the general property grounds to make it an attractive vacation destination.

The goal is not only to provide carefree ownership of real estate in Maui but also to meet revenue goals to cover payments of owner’s monthly maintenance and reserve fees. What if your unit is already rented when you want to visit? No problem. You can stay in another unit at Castle’s properties on Maui, Kauai, Oahu, Hawaii Island, and Molokai at a discounted rate.
